The break-even point where buying beats renting typically takes four to seven years once you factor in closing costs, transaction costs, and the opportunity cost of your down payment. Rent without guilt if you’re likely to move within that window. The “renting is throwing money away” argument ignores the real costs of buying.

Those real costs add up fast. Buyers hand over 2-5% of the purchase price in closing costs on the way in, and sellers give up another 6-10% in agent commissions, title fees, and transfer taxes on the way out. On a $400,000 home, that round trip can swallow $30,000 or more, and none of it builds equity.

Equity does little to offset those costs early. Mortgage payments in the first few years go mostly toward interest, not principal, so equity builds slowest in exactly the years an early sale would hurt most. The down payment carries its own cost. Lock $60,000 in a house and it stops compounding in an index fund.

Appreciation can outrun all that drag, but it needs years. Sell in year two and you’ll likely walk away with less than a renter who invested the difference.

So start with your timeline, not the market. Be honest about job prospects, relationships, and how settled you feel in your city. Five years sits in the middle of that four-to-seven-year window. If you can’t picture staying in one home that long, rent, and invest the cash a down payment would tie up.

If you can, run a rent vs. buy calculator before you tour a single listing. Feed it honest inputs: property taxes, insurance, maintenance, expected rent increases, and the return your down payment could earn elsewhere. Price-to-rent ratios matter too. In markets where rents are cheap relative to home prices, break-even stretches well past seven years. Where rents run high, buying can win sooner.

Buy when your timeline says you’re ready, not when someone repeats that rent is wasted money.
