A professional home inspection surfaces structural, mechanical, and safety issues before you’re legally committed to the purchase. Skipping one, or relying on your agent’s recommended inspector, can cost tens of thousands after closing. Hire your own inspector, attend the inspection, and read the full report before you proceed, negotiate, or walk.

Waiving the inspection has become the price of winning a bidding war, and plenty of buyers pay it. Sellers prefer clean offers, both agents want the deal to close, and the pressure to skip due diligence peaks exactly when the stakes are highest.

That conflict of interest is the reason to slow down. Your agent gets paid only if the sale closes, and an inspector who depends on agent referrals has a quiet incentive to keep reports gentle. An inspector you hire yourself answers to you alone.

A typical inspection costs $300 to $500 and takes two to four hours. The inspector tests the roof, foundation, electrical panel, plumbing, and heating and cooling systems, then documents everything with photos. Foundation repairs and sewer line replacements regularly run five figures, so the math isn’t close.

Find your inspector through the American Society of Home Inspectors (ASHI) or InterNACHI directories rather than your agent’s shortlist, and ask for a sample report before you book. A thorough one runs 30 pages or more. Show up for at least the final hour so the inspector can walk you through which findings are serious and which are cosmetic.

Then put the report to work. Request repairs in writing, ask for a credit at closing, or walk away through your inspection contingency if the problems outweigh the price. If the seller hands you a pre-listing inspection report, treat it as a starting point rather than a substitute. The seller paid for that one.

An inspection is the cheapest insurance in the entire transaction. Pay for it every time, even on new construction.
