The Lanarkshire AI Growth Zone has secured a £300 million financing package to expand its data center capacity, with the UK’s National Wealth Fund providing a £202 million guarantee to unlock the lending, the Cabinet Office announced on August 18, 2026. Dell Technologies will separately establish its Scottish base at the zone’s AI Innovation Park.

The financing will allow developer DataVita to expand its existing DV1 datacentre and construct a second facility. The wider development is expected to support more than 3,400 jobs across construction, engineering, and data center operations.

The lending group spans five institutions: ING, ABN AMRO, Santander, the Scottish National Investment Bank, and Siemens Financial Services. The National Wealth Fund’s £202 million guarantee sits behind £252.5 million of lending from ING, ABN AMRO, and Santander, covering 80% of that tranche; the portion provided by the Scottish National Investment Bank and Siemens Financial Services is uncovered.

How the Guarantee Unlocks the Lending

The structure here matters. Private finance can be difficult to secure for emerging infrastructure at this scale.

The National Wealth Fund’s guarantee is designed to close that gap. By standing behind 80% of the £252.5 million tranche from the three commercial banks, it shifts enough risk off the lenders’ books to make the financing work, without the fund writing the cheque itself. The remaining slice from the Scottish National Investment Bank and Siemens Financial Services carries no such cover.

“New compute capacity is key to unlocking the UK’s future, yet private finance can be difficult to secure for emerging infrastructure at this scale,” said Oliver Holbourn, the National Wealth Fund’s CEO. “The National Wealth Fund’s guarantee is helping address that gap, giving lenders the confidence to invest.”

For DataVita, the package funds a concrete build-out: the expansion of the existing DV1 facility and the construction of a second data center on the same Chapelhall site, between Glasgow and Edinburgh. Managing Director Danny Quinn said the project is already past the announcement stage: “There is plenty of talk about AI infrastructure just now. This project is being delivered: work is well advanced on site, every megawatt is contracted, and the first facility completes this year.”

The Zone That Was Designated in January

This financing lands seven months after the UK government formally designated Lanarkshire as Scotland’s first AI Growth Zone on January 29, 2026. That designation named DataVita as the delivery partner and AI cloud firm CoreWeave as a partner, with CoreWeave committing £1.5 billion to build a production-grade AI cloud on DataVita’s facilities — part of the £2.5 billion the company has invested in UK AI projects.

The January announcement set the headline targets: more than 3,400 jobs over the coming years, roughly 800 of them in higher-paying AI and data center operations roles, 50 apprenticeships, and plans for more than 500MW of on-site power generation within four years. It also put the £543 million community fund on the record, with DataVita’s parent company HFD Group adding a separate £1 million per year for local charities.

Lanarkshire joined four other AI Growth Zones announced since the launch of the AI Opportunities Action Plan — Oxfordshire, North and South Wales, and the North East of England. Across all five zones, the government counts commitments of up to 15,000 jobs and at least £28.2 billion in private investment.

The August 18 announcement pairs a £300 million debt financing for the zone with Dell’s decision to move its Scottish team to Mercury House in the zone’s AI Innovation Park.

Why the Power Question Favors This Site

Lanarkshire’s pitch, as DataVita describes it, rests on Scotland’s electricity grid already running up to 700% lower carbon than other UK regions, a cooler climate that allows free air cooling for most of the year, and closed-loop cooling systems that hold water consumption near zero.

The government release states the site’s energy needs will be met “overwhelmingly by renewables” thanks to Scotland’s low-carbon energy mix. DataVita’s own plan goes further: energy parks developed alongside the data centers with the ambition of more than 1GW of renewable generation, sized to produce more power than the zone consumes. The January designation put the figure at more than 500MW of on-site generation within four years.

That energy position is what separates this announcement from the growing pile of AI infrastructure memoranda. A £300 million package with a named guarantee, five named lenders, and a site that already has a facility completing this year is a financing that has closed, not a letter of intent.

What Comes Next on the Site

The near-term observable is DV1’s completion. Quinn states the first facility completes this year, with work already well advanced on site. The government release adds that the site “remains on track to be among the first AI Growth Zones in the UK to see cutting-edge chips installed” — a pointed claim given that CoreWeave’s £1.5 billion commitment will need somewhere to land its GPU capacity.

Beyond that, the timeline stretches: 500MW of on-site power generation within four years, the £543 million community fund paid out over 15 years of operation, and Dell’s Scottish team relocating to Mercury House as the AI Innovation Park builds out. Scottish Government Economy Secretary Stephen Flynn put the wider figure at more than £8 billion of private investment across the region, a number that covers the data centers, the renewables build-out, and the innovation park together.

UK AI Minister Kanishka Narayan framed the announcement in terms of who builds the underlying capacity: “The countries that build the infrastructure behind this technology will be the ones that attract investment, create jobs and help shape the industries of the future.”

For Lanarkshire, the concrete change on August 18 is a closed £300 million financing and a named corporate tenant in Dell, alongside the DataVita build-out already underway. The 3,400-job projection and the £8.2 billion investment figure are commitments on paper; the £300 million package is the first tranche of capital actually moving.
