30 Rock skyscraper now 100% leased — and thriving despite pending Deloitte exit

A pricey new lease for global law firm Withers on the 54th floor of 30 Rock brought the landmark skyscraper’s office floors to 100% leased.

The deal for a relatively small 33,000 square feet is a welcome morale-booster for landlord Tishman Speyer, which needs to replace the building’s largest tenant, Deloitte, when it leaves behind 430,000 square feet in late 2028.

London-based Withers will move from nearby 430 Park Ave. Tishman Speyer wouldn’t comment on what the law firm is paying, but a brokerage source said it was “significantly higher” than the $112 per square foot we reported in April 2025.

Tishman Speyer owns about two-thirds of 30 Rock’s office space; the rest is owned by Comcast for its NBC studios.

The legal eagles will enjoy numerous tenant amenities through Tishman Speyer’s “Zo” program, which include access to a “clubhouse” lounge at nearby 1 Rockefeller Plaza, retail discounts and easier restaurant reservations.

The landlord’s Rock Center complex with 6 million square feet of offices is thriving despite the looming Deloitte departure. Occupancy has risen from  93% to 98% since a $3.5 billion CMBS refinancing last October — impressive in a Manhattan market where availability is around 14%.

Just as remarkably, Rock Center’s historic original buildings are much, much older than the newly-built “trophies” that are much more in demand than pre-war properties.

“It speaks to [Tishman Speyer CEO] Rob Speyer’s determination to keep the place relevant with new infrastructure, new retail tenants and public improvements,” said a brokerage source not involved at 30 Rock.

“He has a lot of work ahead to fill the Deloitte space, but the Withers move reflects the property’s appeal to top-tier international users. This tenant chose 30 Rock when they had plenty of other options in Midtown.  

“Speyer’s people have more than two years to find a new tenant or tenants, and I’d be shocked if they have much trouble,” the source said.

Withers was repped by JLL’s Cynthia Wasserberger, Michael Berg, Bobby Blair and Sofia Bruno. Blythe Kinsler and Kate Walker acted for the landlord in-house.
